The commercial property sector is experiencing a range of pressures due to the current economic climate, changes to working practices and social attitudes which are impacting negatively on the future viability of high streets and challenging traditional building usage. We believe not only are the opportunities in this sector currently under-appreciated and under-exploited but that there are even greater opportunities and greater value to be realised in the next 5 years. We are in an almost unique situation where non-residential and non-agricultural land values have stagnated since 1995. Conversely, the housing market is chronically under supplied and looking for a solution with an increasing focus on sustainable development including the re-use rather than demolition of buildings and a political preference for brownfield as opposed to greenfield sites.
The challenge in this area has always been securing ‘change of use’ but it is now viewed as a legitimate part of the solution to increasing residential development to the extent that the UK Government is undertaking a consultation on changes to various permitted development rights. This consultation contains proposed changes to the Town and Country Planning (General Permitted Development) (England) Order 2015, as amended.
